Represented the complex sale of an office, light industrial facilty in a Detroit suburb and structured the use of the proceeds into a Section 1031 Exchange to pay for the construction costs of a medical/research facility
The project involved the use of a qualified intermediary who entered into a long term ground lease for the property upon which the building was constructed and then conveyed its interest in the entity holding the grouond lease to our client; Project also combined significant 1033 exchange proceeds from the sale in lieu of condemnation of other lands owned by a second related entity of the client, which when combined with the 1031 proceeds was sufficient to complete construction on the medical office facility
