Negotiate land acquisition from Downtown Development Authority and the acquisition of the hotel from prior owners; create several entities; draft and negotiate overall development agreement for retrofitting of hotel and establishment of residences; prepare condominium documents; negotiate loans from 14 different public (MSHDA, Wayne County, City of Detroit Downtown Development Authority) and local and outstate private lenders; assist in multiple subsidy programs including Federal and State Historic tax credits; Conservation Easements providing equity investor with tax benefits; Single Business Tax Credits; New Markets Tax Credits, HUD Section 108 loans; master lease with equity investor purchaser of federal historic tax credits; negotiate management agreement with hotel operator; assisting in the acquisition and approval for liquor license.
